We have built commercial buildings as large as 6,ooo square feet. We are
capable of streamlining your commercial construction needs and saving
you money. The quicker you can be operating out of your new facility,
the sooner you will be able to take advantage of your new location.
Let's explain some of the terms that people will talk
about.
Modular
A modular home is built to the state building code in
the state that it is designed to be lived in. State codes vary from state
to state and that is an important factor to consider when considering
from where to purchase. We have adopted the IRC (International Residential
Code) as the building code all of our modular homes will be built to unless
there are local codes that require something different. There is a degree
of comfort in knowing that at the end of your building process you will
receive a certificate certifying that your home has been constructed in
accordance with the applicable building code. Contrast this with what
you get from the local site builder. They do not typically provide any
certification in reference to this. In most of Southern Illinois there
are no building inspectors to ensure that your home has been built to
comply with code requirements.
Manufactured
A manufactured home is built to a national building code
(HUD code). In years past they were also known as mobile homes, doublewides,
or trailers. The distinguishing feature of a manufactured home is that
it is designed for the weight of the home to be supported by large "I"
beams. Typically they are designed to be placed on a crawl space.
Please make sure that you understand the product you are
interested in, double wides, even really nice ones are not built like
modular homes but are often often marketed as though
they are the same. The key question you need to have answered is "What
building code will the home be built to?". If the answer is the HUD
Code, know that you are looking at a double wide regardless of what the
saleman calls it.
